Hyderabad: The Raidurg land auctions struck gold once again on Monday, with a 5.09-acre parcel fetching a staggering Rs 204 crore per acre — second only to the record-breaking Rs 237 crore per acre realised in last week's jaw-dropping auction.
Conducted by the Telangana State Industrial Infrastructure Corporation (TGIIC), the auction saw Hyderabad-based Vamsiram Builders emerge as the highest bidder, acquiring the prime parcel for Rs 1,038 crore. The base price had been fixed at Rs 139 crore per acre.
Sources said the construction firm plans to develop Grade A office space on the site. Vamsiram already has a significant presence across Hyderabad, from Banjara Hills and Hi-Tec City to the Financial District and Kokapet, with a portfolio spanning both commercial and residential projects, including several information technology parks.
Industry sources said the company had long been keen to establish a presence in Raidurg and had also participated in the previous auction, which was eventually won by Gowra Ventures.
Together, the two recent auctions — the earlier parcel measured 6.29 acres — have added Rs 2,529 crore to the state govt's coffers.
"Together, these transactions have generated an average Rs 222 crore per acre, representing an exceptional 60% premium over the base price and a significant 42% increase over the 2025 average of Rs 156 crore per acre," said K.
Shashanka, vice-chairman and managing director, TGIIC.
"This upward trajectory in pricing reflects intensifying competition among premier developers and the market's increasingly bullish outlook on Hyderabad's strategic growth corridors. It also reinforces Telangana's position as a high-growth destination for institutional real estate investment," he added.
Both auctions were conducted through the MSTC e-auction platform.
"The remarkable success of these consecutive Raidurg auctions speaks volumes about the confidence and conviction that the developer community has in Telangana's future. What we are witnessing is not merely strong price discovery, but a clear endorsement of the state's development philosophy — one rooted in transparency, infrastructure excellence and the creation of long-term value for all stakeholders," Shashanka said.
