Three major real estate companies are in the fray for Mumbai’s first cluster SRA scheme in Andheri (West), spread over 100 acres. The participation highlights strong interest from large developers in one of the city’s significant redevelopment projects involving large-scale urban restructuring.

The Juhu Galli SRA scheme stretches from Juhu Galli (C D Barfiwala Road) to the backyard of Hansraj Morarji Public School and covers 101.36 acres, of which 61.4 acres comprise slum areas identified for redevelopment under the project framework.

Shapoorji Pallonji Real Estate, Reliance 4IR Realty Development Ltd and JSW Realty & Infrastructure Pvt Ltd have participated in the SRA tender for the first time, marking their entry into this category of redevelopment projects under the Slum Rehabilitation Authority.

All three participating companies have submitted bids along with a security deposit of Rs 175 crore each, indicating significant financial commitment and seriousness in competing for the redevelopment contract.

The submitted proposals will now undergo technical evaluation, after which they will be placed before the state government’s high-powered committee for further scrutiny and approval as part of the selection process.

The Dharavi redevelopment project spans nearly 300 acres and is being implemented through a Special Purpose Vehicle (SPV), designed to streamline execution of one of Mumbai’s largest urban renewal initiatives.

The developments reflect the expanding scale of cluster redevelopment projects across Mumbai, with major schemes underway in areas such as Andheri West and Dharavi, focusing on large-scale urban transformation.
