Hyderabad: The Telangana State Industrial Infrastructure Corporation (TGIIC) secured Rs 204 crore per acre for a 5.09-acre plot in Raidurg in the land e-auction conducted on Monday. Sources said Vamsiram builders bought the premium plot for Rs 1,040 crore. The corporation last week auctioned a 6.29 acres plot in the same Raidurg, which was sold at Rs 237 crore per acre in the same Raidurg in Hyderabad. The two land parcels admeasuring 11.38 acres have collectively generated Rs 2,529 crore revenue to the govt.
Officials said in Monday’s auction, the govt got a substantial 46.8% premium over the reserved price of Rs 139 crore. While the first land parcel 6.29 crore is on the main road of Raidurg, with good plot dimensions, the second 5.09 acres plot is located little inside. But both are abutting 45 metre road, officials said.
“Together, these dual auctions generated an average realization of Rs 222 crore per acre, representing an exceptional 60% appreciation over the base price and marking a significant 42% increase from the previous 2025 average of Rs 156 crore per acre. This upward trajectory in pricing reflects the intensifying competition among premier developers and the market’s increasingly bullish outlook on Hyderabad’s strategic corridors, validating Telangana’s position as a high-growth destination for institutional real estate capital,” K Shashanka, TGIIC vice chairman and managing director said.
Both auctions were conducted through the MSTC e-auction platform with JLL serving as exclusive transaction advisor, ensuring transparency and enabling competitive participation from leading national developers.S
